The much-anticipated development of nearly 300 new homes and a football stadium in Chard has taken a significant step forward. After a series of important roadworks, the project is now closer to becoming a reality. This development, which has been in the works since January 2019, includes homes and a new stadium for Chard Town Football Club. Background of the Development Plans

The development plan was first put forward by McTaggart & Mickel Homes England Ltd. and the S. E. Blackburn Discretionary Trust in early 2019. The outline proposal called for up to 295 new homes and a new football stadium for Chard Town Football Club. The site is located between Thorndun Park Drive and Crimchard on the northern edge of Chard.

In November 2024, the Somerset Council’s Planning Committee South approved a revised version of the plan. Despite concerns about local flooding and increased traffic, the development was given the green light. With the completion of the necessary roadworks, construction is now one step closer.

Roadworks and Access to the Development Site

The key infrastructure work for the project is the access road that will connect the new development to Thorndun Park Drive. This road, which also serves the Bartlett Park Garage and the Bodycote factory, was originally built in the late-1980s as part of the Chard Business Park development. However, the spur road leading into the site was never formally adopted by Somerset County Council, creating potential legal issues for future maintenance and repairs.

In late-2020, the South Somerset District Council carried out a £7,000 investigation into the possibility of adopting the road. Following this, the planning officers agreed that if the development was approved, the road would need to be upgraded. In February 2024, Octavius Infrastructure carried out the necessary upgrades, including improved drainage, resurfacing, and new road markings. This work was done under temporary traffic lights along a short stretch of Thorndun Park Drive.

New Homes and Stadium Plans

Once the access road was brought up to standard, the development could move forward. The new homes will be located along a spine road that runs through the development site. The road will begin at the junction of Thorndun Park Drive and continue through the development, with an entrance that will only be used for emergency vehicles.

The Football Stadium

The new football stadium, located at the heart of the development, will include:

  • Retail space This will allow Chard Town Football Club (The Robins) to relocate from their current ground on Zembard Lane, which has been difficult for the team due to its sloping pitch. The new stadium promises better facilities, helping the club to thrive in the Somerset County League.

Affordable Housing

Out of the 295 homes to be built, 35% will be affordable housing, which translates to about 103 homes. These homes will provide much-needed affordable housing in the area, supporting local families and individuals.

Although the roadworks are complete, construction of the homes and the stadium cannot begin just yet. Before construction can commence, a reserved matters application must be approved. This application will outline the design and layout of the new homes. It is expected that this application will be submitted to Somerset Council by the end of the year, and once it’s approved, the project will move ahead.
